All viewings are accompanied and carried out seven days a week between the hours of 9:00 am to 8:00 pm Monday to Friday and on Saturday and Sunday - 10:00 am to 3:00 pm.
If you have decided to buy a property and would like to put in a serious offer, just let the sales negotiator know your offer. Please note, to save you time and to ask the seller to take you even more seriously, you might be asked to tell us how you are planning to fund the purchase.
Once a price has been agreed and your offer accepted, you will be required to provide the agent with details of a solicitor who will be acting on your behalf. Please note, we can offer you a number of tested and tried solicitors however if you are using a mortgage to fund the purchase, the provider/ lender may insist that you use a solicitor from their panel/list, which is very common and acceptable.
A sales memorandums containing details of all parties involved will be sent out by the agent. These will include solicitor details for both parties. When memorandums have been received by your solicitors, they will request local authority searches, draft of contracts and other legal documents from the sellers’ solicitors.
Your mortgage providers/lenders will arrange a survey of the property in order to check all the relevant details. Please note, you can rely on us for access to the property, just provide your mortgage broker or lender with the mobile number of the agent dealing with the sale. We will make sure that the surveyor has access to the property. After the survey has been carried out by the lenders they will send out their mortgage offer to your solicitors.
After your solicitor is satisfied with all the details, you will be required to sign a contracts, transfer the required funds/deposit to your solicitor (Usually 10-25%) and instruct them to exchange contracts with the sellers solicitors.
At this point a completion date is agreed between both parties and booked.
On the day of completion, your lender will transfer the remainder of the funds (Usually 75-90%) to the sellers’ solicitor client account and completion of contracts will take place. At this point you are now the legal owner of the property and you can take possession of the keys for your new home.
